Most and often all of my immediate family lives in and around Houston for the last 40+ years. During that time, particularly in the last 15 years, flooding has gotten much worse - for multiple reasons, global warming being one of them.
The back of mom's neighborhood north of Houston near Spring is low, as it backs onto a bayou. As repeated flooding has occured, about 1/3 of the back part of her neighborhood has disappeared. Insurance won't pay to rebuild houses every 3 years. Many streets have 3 or 4 empty lots between houses, and many of the remaining houses are already empty.
On the one side, houses in my mom's neighborhood are not on stilts like those on the water in Galveston, but on the other side the property values are probably 1/10 th. Insurance companies are not in business to lose money. If the coastal houses need to be replaced like in my mom's neighborhood, expect them to disappear just as quickly.
