I'm 100% on Spain's side here.
Airbnb:
- Extracts money out of the country to oligarchs in the US;
- Has a track record of pricing locals out of the rental market in nice neighborhoods;
- Destroys the infrastructure of neighborhoods for multiple reasons - mainly because it is breaking zoning laws
- Skirts safety laws applicable to hotels
- etc.
5% of properties EVERY YEAR adds up VERY quickly to a huge percentage of properties being owned by foreigners in a decade. You end up with places like parts of big EU cities where huge numbers of properties stand empty.
I own multiple rental properties, one of which would be very well suited to be an Airbnb type rental. I hate what Airbnb represents and I won't support it.
Cities spend a lot of time and money developing zoning to support a liveable city. Airbnb ruins that by falsely claiming a property is residential when it actually a hotel.
