I have two rental properties. One would be perfect for an Airbnb as it is a small apartment close to the underground that will take you to downtown Vienna in about 10 minutes.
My wife and I discussed whether we should rent it out (again) as a regular monthly rented apartment or try Airbnb. We could make 6x with Airbnb compared to the income from a monthly rent. But that is only if it is rented full-time, And the time to clean is free. And the cost to fully furnish is free. And the wear and tear (plus replacement is free). And the people always pay. Etc. etc.
Our rent is pretty cheap as we gave a nice quiet medical student a good deal. She'll probably be there paying every month for the next 5-6 years. We have no problems with the neighbors having people come and go at all hours. We don't have to plan when to be home if a guest has issues.
IMO. Airbnb is a solution to a predatory capitalist system where people have to rent space because they can't pay their bills without it - or they have so much disposable income that they can buy a place outright and rent it full time - or they are in the lucky minority to have extra space (like you). But that last group comes with all the downsides I listed in the 2nd paragraph.
I travel for business and use Airbnb, but it is getting tougher because communities don't want residential areas turning into commercial rental areas. I get that.
I'm happy not to need AirBnB.
