As with AirBnB in general, this is a US predatory capitalist problem. Places with decent protections for renters don't provide a decent market for AirBnB. Sadly these places are few in the west. Vienna, where I live, is fortunately one of them.
It is straightforward to make real estate speculation non-profitable. It is straightforward to make private short term rental illegal and/or non-profitable. It is straightforward to create zoning laws that make AirBnB illegal and/or non-profitbable.
Unfortunately, what makes these things straightfoward is a "society-first, private property second" (or at least equal) mentality. That mentality is completely mising in the US.
